Here are the charges, payments and deposits you could be expected to pay before, during or at the end or sooner determination of your tenancy.

The Tenant Fees Act, from 1st June 2019, prohibits letting agents and landlords from charging tenants anything other than the following:

The property rent will be advertised and agreed prior to the commencement of your tenancy and confirmed in writing. The rent can be negotiated, increased or decreased during your tenancy with prior notice.


Payable to reserve the property you are interested in after you have viewed and at the point the landlord confirms they will proceed with you – this is subject to references and contract.

Your holding deposit will be withheld in the event any of the following occur:

  • We establish you or a joint tenant have provided false or misleading information relevant to your application.
  • You, a joint tenant or other relevant person or guarantor withdraw from the tenancy.
  • You or a joint tenant fail the references due to something you have not declared, or fail a Right to Rent check.
  • You or a joint tenant fail to sign the tenancy agreement, or your guarantor fails to sign the Deed of Guarantee within 15 calendar days (or other mutually agreed Deadline for Agreement).

For rents under £50,000.

Your deposit will be held and protected in an approved scheme and is payable prior to the commencement of your tenancy as security against damages or defaults on the part of the tenant.


Interest will be charged on any late rent payments when they are more than 14 days overdue at a percentage rate of 3% above the Bank of England Base Rate on a daily basis starting on the 15th day after the rent due date.


Variations to the tenancy if requested by the tenant and agreed with the landlord, per variation to compensate for the costs of drawing up new legal documents.


If requested by the tenants and agreed by the landlord, per change, to compensate for the costs of referencing, Right to Right checks, registration of the deposit and drawing up new legal documents.


If at your request and the landlord agrees to release you from your tenancy obligations earlier than the end of your tenancy term you will, be charged the costs incurred by the landlord to re-let the property which will not amount to more than the remaining rent due to the end of the tenancy term. You will remain responsible for the rent, council tax and utility bills until a new tenancy is executed.


£12 per key/device, plus local key cutting/replacement cost.

If it is necessary for us to have the lock or security device changed, you will be informed of the cost at the time.


At the end of your tenancy, as per the terms of your tenancy agreement and inventory – costs are dependent on damage/dilapidations recorded and could include decorating, gardening, cleaning, replacement items, correcting incorrect refuse in bins, if needed.
