East Midlands area registration deadline 27th May 2027
The UK Government has confirmed that its new ‘Register your rental property’ service will begin rolling out across England from 15 December 2026. Landlords of assured and regulated tenancies will be required to register themselves and each occupied rental property. See the Full Government Guidance for more details. Landlords who have not registered when required to may face a fine.
› Who is responsible for registering a property?
The landlord will be fully responsible for registering themselves and their rental properties.
Registration will cost £65 per property each year.
› Which details need to be recorded on the register?
Landlords will need to record their name, home address, contact details, as well as the address, the number of residents and bedrooms, and the achieved rent for each rental property they own. They’ll also need to demonstrate they meet health and safety standards by uploading gas, electric, and energy performance certificates. See the Full Government Guidance for a comprehensive list.
› What if a Landlord has properties in more than one region?
Landlords can register their properties at any time from 15 December 2026, as long as they complete the process for each property before the deadline for the relevant region.
› Who can see the information on the register?
Local councils will be able to check the information provided by landlords.
In phase 2 of the rollout, most likely during 2028, tenants will be able to use the service to see if a landlord is complying with key legal requirements. It has not yet been confirmed which data will be made publicly available.
› Advertising your rental property
Once a property is registered, it will have a unique reference number. It is expected to be a requirement to display the reference number when listing a property To Let from late 2027.
› My rental property is vacant
Unoccupied properties do not need to be registered at this stage. We are awaiting further guidance to be issued about when landlords must register properties before they are marketed for let.
› Regional roll out dates
Registration deadlines are based on a property’s location – for example, if a landlord lives in London but owns a rental property is in Birmingham, then they will need to meet the deadline for registering in the West Midlands. See the Full Government Guidance to check your area. The East Midlands area deadline in 27th May 2027.
At this stage we know that we will be able to assist our clients and upload documents to the register on behalf of a landlord, but are awaiting more guidance to be released on what agents can and can't do.
